Pre moving in

We do not supply any crockery, so it is advisable that you bring your own plates, cutlery, mugs, pots, pans etc.

 

Bedding is also not provided so sheets, duvet (and covers) pillow (and covers) and mattress toppers are required by all students.

 

Living in the house

Of course, we want you to feel like the house is your home. Please first ask our permission and we request that any paint work is done with neutral colours.

Outside. All our houses are non-smoking inside the property but outside is fine.

No – but fridge freezers are provided in every house.

Yes – all houses have either shed or garage facilities where bikes can be safely stored.

Some of our houses have off-road parking – but there is lots of on-road parking in surrounding areas.

This can be included by arrangement through us.

 

General admin

Usually between 7-10 days of your tenancy ending.

You will need to find a replacement or pay your rent until the end of the tenancy term.

Tenancy agreement usually lasts 12 months and you can stay at the property for the entirety of this term.

Female only and male only groups are welcome.

Houses are usually rented as a group but we can certainly accommodate those without groups.

Sometimes we can accommodate this, but it depends if the house is ready or not.

There are no legal requirements as to who the guarantor should be but we require that they are UK based (unless agreed with us) and have the means to sufficiently provide guarantee of rent.

No – everything is now done via ‘Docusign’.

Monthly standing order through the lead tenant.

Yes – we can organise this.

TV license is not included in the rental amount.

This can be discussed with landlords on a case by case basis.

Yes – but you are liable to uphold the terms of the tenancy agreement until it has ended. Ie rent payments.

We provide buildings insurance, but you must take care of your own content’s insurance.

No – we only accept monthly rent payments.

 

International students

Of course, the property is yours to live in until the tenancy ends.

No – unfortunately this is a service we do not offer.

All payment is done online so as long as it is sent on time each month – we don’t mind where it comes from.

If you do not have a UK based guarantor, we can accept students who pay 6 months of their contract up front and continue to pay monthly after the first 6 months of their contract has elapsed.
